Having a home inspected by an unbiased third party can eliminate any doubts you may have about a home you are interested in purchasing.  Problems with homes can go unseen to the untrained eye and protecting your investment should be on top of a long list of priorities when buying a home.  A seller that is being upfront and honest might not know that problems exist so this can be a crucial element when making sure that everything is just as it should be.  At the very least it will make an issue known to both buyer and seller before closing.

A thorough home inspection will give you a piece of mind before purchasing.  Since you are already making a purchase that ranks in the most expensive of your life category, you do not want to be making repairs that were apparent to a home inspector but was missed by the seller or Realtor.  Making sure you know what is in good condition and what is not will let you prepare to make necessary repairs.  If you are unaware of problems throughout the house this can be a devastating blow to your monthly budget.

The number of things that can be wrong with a house is numerous to say the least.  Most of them are quite expensive to repair and you do not want to be responsible for paying for things that are wrong with a house you just purchased.  More times than not when buying a house you are already going to be spending more than you were at your previous address so you want to have all your bases covered.

Finding the right person to inspect a home is a very critical part in this process.  There are no qualifications that are needed to become a home inspector.  This being said, you could wind up getting a home inspector that has no construction background whatsoever and this will only ignite more issues.  Of course you will have to pay for the home inspection to be done, but if you check the credentials of the person you are looking at to inspect your home and all is good it will certainly be a sound investment.

The importance of this step is vital and even if you think you have a firm understanding of construction and the principles that go with it, you want the advice of a professional home inspector to make sure everything is up to par.
