Now that you have your property ready to be rented out the next step is going to be finding the right people to rent from you. You not only want to make sure you are renting to responsible, timely bill paying tenants but you want to make sure you are choosing people who are going to take care of your property. This can be anywhere from making sure the yard is kept trimmed and neat to not ruining the walls and floors. Being a landlord will give you the capacity to look into potential tenants background and make sure they have not been evicted from any previous residences due to lack of payment or misconduct. You will also be able to check on the background and credit history to make sure the person you are thinking of renting to is not $50k in debt. One of the main things you want to think about is what you had to go through when you rented places and why the people asked you the things they did before they rented to you. Depending on what kind of area you are renting there will be certain things you want to watch out for. If there are neighbors that are close who are older or who have young children than renting to a couple of college kids might not be the best option. If you are renting an apartment and a couple wants to rent from you that has a Labrador or a Boxer than you might want to reconsider that as well. You don’t want to be completely down on someone having a pet but in the end it is the best resolution to protect your investment and you have to do what you have to do. There will be many determining factors that will come into play but you will need to use your best judgment with the information they provide and you discover. You will need to make a conclusion on the facts that are presented to you from the potential renter. Again a majority of us have had to rent an apartment before we purchased a home so you want to look back in retrospect and understand why the landlord or leasing office asked you the things they did before you moved in and allowed you to rent from them. |
