One of the main reasons that a lawyer should always be present when buying or selling a home is that all the legal aspects of selling/buying a home are always changing, being modified, or adjusted. This means that it can be nothing more than an oversight on your part to miss something of great importance. This is where a lawyer will come into play and make sure the paperwork is done properly, the real estate company is not raping you, and that the lending institution is not trying to pull a fast one with hidden taxes or interest rates. You might think things like this don’t happen but they do, especially with first time home buyers. If you are a first time home buyer or seller getting a lawyer should be something you do without question. Yes they can be expansive but their legal expertise is something you can’t put a price on when you are buying and selling one of the largest investments you will ever buy or sell. This alone should send up the red flag in your mind that you need some legal advice to see you through to the other side still standing on your feet. With the world looking to save more energy in every way and jump start the economy by promoting energy saving equipment such as heating and air conditioning, ventilation ducts, windows and the list goes on and on. You could save a lot of money with trying to be more environmentally sound and now even first time home buyers are getting a huge break in an attempt to jump start the housing market. You will need a lawyer to help you through these things that are new to everyone including the lender and the Realtor. With all the reasons that you want to use a lawyer that you can think of it the reasons you can’t think of that are going to see them come in very useful. It’s nice to know that when you are signing a loan for six figures that someone is watching your back and this is the main purpose of a lawyer when buying and selling a home.
